Choose what stays and what changes
- Cabinets and storage: identify dimensions, door and drawer access, retained cabinets and replacement runs.
- Counters and backsplash: coordinate edges, seams, sink openings, outlets and transitions.
- Appliances: confirm actual models, clearances, utility requirements and who orders them.
- Flooring and trim: specify preparation, adjacent-room transitions and finishes to retain.
- Layout and building systems: discuss wall changes, lighting, plumbing and any structural design.
From site visit to written scope
Bring photos, appliance information, available plans and a list of priorities. The proposal should distinguish fixed work, allowances, owner-supplied items and exclusions. Agree how concealed conditions and selection changes will be priced and authorized before construction.

Permits and household disruption
Start with the parcel jurisdiction. An Everett mailing address does not establish that the property is inside city limits. Use Everett Permit Services for city property and county residential permit guidance for unincorporated Snohomish County. Ask which building, plumbing, mechanical, electrical or site-work approvals apply to the actual scope. A building-permit exemption does not waive other applicable requirements.

Before demolition in older homes, identify materials that need assessment and the appropriate qualified trades. For pre-1978 housing, review EPA lead-safe renovation guidance before disturbing painted surfaces. Do not treat do-it-yourself demolition as an automatic saving; protection, testing, disposal and repair of unintended damage belong in the decision.
Coordinate adjoining rooms

Can I keep my existing layout?
Yes, retaining a workable layout is an option to assess. Confirm the condition of retained items and the connections required by new products.
Will a remodel pay for itself at resale?
That cannot be guaranteed. Budget for your needs and ask a local real-estate professional about comparable properties if resale is part of your decision.
What does a free estimate cover?
