Choose a product for your site and maintenance needs
Exposure, shade, drainage, surface temperature and the condition of the supporting structure matter when choosing decking. There is no single material that is best for every Washington deck. Compare samples and product instructions alongside the complete installed proposal, rather than treating a generic lifespan or board price as the answer.
Pressure-treated wood: specify more than the name
Ask for the species, grade, treatment suited to the intended use, fasteners and finish plan. Confirm which members are framing and which are walking surfaces. Review the selected product’s drying, coating and maintenance instructions. A low board price does not establish the cost of footings, structure, stairs or ongoing upkeep.
Cedar: plan appearance and maintenance
Compare the selected grade and finish with the appearance you want to maintain. Discuss weathering, cleaning and coating expectations, and how damaged boards would be replaced. Do not assume every cedar product has the same durability or that a fixed refinishing interval fits every exposure.
Composite: lower upkeep does not mean no upkeep
Product lines differ in construction, finish, installation requirements and warranty. Trex states that its decking still requires maintenance; its manufacturer FAQ links to care instructions. Its resource center separates installation, cleaning and warranty documents. Use the documents for the exact product, not a claim that all composites are immune to mold, damage or movement.
Check the framing before resurfacing
Replacing boards does not establish that the existing deck is sound. Ask for an assessment of accessible framing, footings, connections, stairs and guards. Compare the chosen decking’s support spacing, fastening and other requirements with the existing structure. Concealed areas may need further investigation before reuse is confirmed.
Compare product packages fairly
- Use the same dimensions, railings, stairs and removal scope.
- List boards, fascia, trim, compatible fasteners and installation labor.
- Request current product availability and the consequences of substitutions.
- Review samples in the expected exposure and discuss cleaning and surface-temperature considerations.
- Read coverage, exclusions, transfer conditions and claim requirements; distinguish a material warranty from installation coverage.
- Estimate maintenance using your actual intended care plan. Do not assume a universal twenty-year saving.
Permits and budget are separate checks
Confirm the parcel jurisdiction before requesting permit advice. An Everett postal address does not necessarily mean the property is inside city limits. Use Everett Permit Services for city property or Snohomish County residential permitting for unincorporated property. Describe the exact work, including structural and trade changes. Ask which approvals, plans, fees and inspections apply; an exemption from a building permit does not remove other applicable requirements.

Questions before you start
Does a long warranty mean the whole deck will last that long?
No. Read the specific coverage and exclusions. Decking, framing and installation may have different responsibilities, and a warranty term is not a site-specific service-life prediction.
Can I keep the old framing with new decking?
Only after its condition and compatibility with the selected product have been assessed. New surface boards do not correct deterioration or unsuitable structural details.
